Central South property market remains resilient
The latest ONS data highlights the continued strength and diversity of the Central South property market, with a housing stock that remains notably different from the national picture and rental values reflecting strong demand across the region.
According to Census 2021 data, detached homes make up over 31% of all residential properties across the Central South, significantly above the England average of 22.9%. This highlights the region’s appeal for families and lifestyle-driven relocations seeking larger homes and more space. The area also offers a balanced mix of housing options, with flats and apartments accounting for 23.1% of homes, broadly in line with the national average. This diversity continues to support demand from a wide range of buyers and renters, from first-time purchasers to downsizers and professionals.
Rental demand driving strong values
Rental prices across the Central South remain robust, with Winchester recording the highest median monthly rent at £1,100, closely followed by Chichester (£1,050) and Test Valley (£1,023). Other strong-performing locations include East Hampshire (£1,000), Basingstoke and Deane (£950), and the New Forest (£950).
Southampton and Portsmouth continue to demonstrate healthy rental markets, with median monthly rents of £875 and £860 respectively, while affordability remains a key attraction in areas such as the Isle of Wight (£700) and Wiltshire (£825).

The combination of a high proportion of family housing, strong rental values, and sustained demand across both urban and rural locations reinforces the Central South’s position as an attractive region for homeowners, landlords and investors alike.
